Nearest Criteria – a Quick Guide
Nearest Criteria lets you find a specific number of properties closest to a location you choose, while still using all of PropertyRadar’s other filters. It’s ideal for circle marketing (Just Listed, Just Sold, Recently Remodeled, etc.) and for finding properties near your office or where you are right now.
What Nearest Does
Finds the closest properties to a chosen location (for example, the 50 closest).
Uses straight-line distance (not driving routes) within a 250‑mile radius of that location.
Works with any other criteria you set in Discover (ownership length, foreclosure, tax delinquent, etc.).
You can still sort results by any column; the list of properties stays the same, only the order changes.
Can be used even when a Limit is also set, the smaller of the two limits will display.

1. Choose the Location
You can set the center in three main ways:
Type an address
Click the Nearest address field and start typing an address or place (for example, “1234 Main St, Any Town, CA” or “Golden Gate Bridge”).
Select the correct suggestion from autocomplete.
The address does not need to be an exact property address; landmarks and general locations work as long as they can be mapped.
Use your Business Address
Choose Business Address (from Brand Center).
PropertyRadar centers the search on the business address saved in your Brand Center.
Note for shared lists and criteria:
The criteria saves “Business Address” as a variable, not the specific address, so when another user opens the criteria, it uses their business address instead of yours.
If a user doesn’t have a business address set up yet, the criteria will prompt them to enter an address when they open it.
Use your Current Location (GPS)
Choose Current Location.
Allow the browser or app to access your location.
PropertyRadar centers the search where you are now. It's great for on‑the‑go door‑knocking.
If GPS isn’t available or permission is denied:
You’ll be prompted to enable it; if that still fails, Current Location is disabled, and you can type an address instead.
When opening a shared criteria that uses Current Location on a device without GPS, you’ll be asked to enter another location so the search can still run.
2. Choose How Many Properties
Enter how many nearest properties you want (for example, 50, 100, 300).
PropertyRadar returns that many properties closest to your chosen location, filtered by any other criteria you’ve set.
In the background, the service also tracks the distance to the farthest property in your results. This helps you adjust the number:
Example: You ask for 100 nearest tax‑delinquent properties and the farthest one is 200 miles away; if you lower it to 70, the farthest might be only 25 miles away, more practical for local marketing or driving.
