What’s New
This release puts a stronger spotlight on distressed properties, with new Probate, Divorce, and Eviction data, a Distress Score that helps you quickly hone in on motivated sellers, and new Relatives information to help you reach the right decision‑makers - heirs or family members - on complex cases.
New Features
Distressed Property Data: Probate, Divorce, and Eviction
New court‑sourced data for Probate, Divorce, and Eviction is now available as both data fields and searchable criteria.
Use these criteria to find properties and owners going through legal events that often signal higher motivation to sell.
Distressed signals now integrate with other distress‑related criteria to help you build more precise lists focused on urgency and opportunity.
Distress Score & Criteria
A new Distress Score rolls multiple distress indicators into a single, easy‑to‑scan measure.
Use Distress Score criteria in Discover to:
Prioritize properties where owners are most likely to be motivated sellers.
Filter and sort by severity of distress instead of juggling many separate criteria.
Relatives Data
Relatives data is now available for property contacts, including:
Names and relationship to the primary contact
Phone and email information where available
This is especially useful on Probate properties to identify likely heirs and decision‑makers, but also helps in other situations where the titled owner is hard to reach.
Plays: Pre‑packaged Marketing Programs
Plays are marketing programs that:
Help you discover and define targeted audiences based on proven strategies
Walk you into a Direct Mail campaign tailored to that audience
Plays are accessed and ran through PropertyRadar.com, or by links shared by PropertyRadar teams, rather than a standalone in‑app menu item.
Each Play bundles:
Recommended criteria
Suggested campaign settings
A streamlined path from idea → audience → campaign
Enhancements and Changes
Expired Listing Signals & Criteria
New Expired Listing signals and criteria make it easier to find properties whose recent listings did not sell:
A property is flagged as Expired when it has an expired listing with a status change in the past 180 days.
Property cards and overviews now show an Expired Listing icon when this condition is met.
Discover now shows signal counts for Expired Listing so you can see how many properties meet the recent‑expiry rules.
Note: The “Expired Listing: Yes” criterion does not include its own date range option. If you add this criterion yourself, the signal counts will typically be smaller than the total matching properties because the signal is limited to the last 180 days.
Distress Criteria Organization
A new “Other Distress” group in Discover consolidates many distress‑related criteria so they’re easier to find and use together, including:
In Distress
Distress Score
Site Vacant
Mail Vacant
Pre‑Probate
Probate
Delinquent Property Tax
Bankruptcy
Divorce
Eviction
Person Liens
Property Liens
The “Deceased” criterion has been renamed to “Pre‑Probate” for clearer alignment with how this data is used in practice.
Plays and My Lists
A new “Plays” group now appears in My Lists.
Clicking Plays switches My Lists into a view that shows only lists associated with Plays and hides your other lists.
If your usual lists appear to “disappear,” click the “My Lists” header again to toggle back to your standard lists.
Login Experience
The login page has been refreshed with an updated look and feel.
List Import Access
List Import is now free and unlimited for users on Solo, Team, and Business subscriptions.
These plans no longer require additional purchase for importing lists and no usage limits are enforced for these subscription levels.
Trials and Reports
Trial accounts can no longer send reports via email directly from the app.
Trial users can still generate PDF reports, download them, and email them using their own email service.
Signals & Tooltips
Tooltips are now available for Signal icons on:
Property Cards
Property Profile
On mobile, tapping a signal icon shows the signal’s name next to the icon and dismisses automatically after a short delay, helping users understand what each icon represents without leaving the current view.
Issues Resolved
Discover & Criteria
Radar AI and Person Liens
Radar AI in Discover now correctly supports Person Liens criteria, returning person‑lien‑based filters instead of incorrectly mapping to property liens.Saving complex criteria
When a list’s criteria string is too long (for example, many polygons with lots of points), users now see a clear, user‑friendly error message explaining that the search contains more criteria than can be processed and suggesting simplifying shapes or reducing polygons.
Integrations & Webhooks
Webhook URL validation
Webhook URL validation has been updated to support top‑level domains longer than four characters, so URLs like.solutionsor.agencyare accepted.
Export, Purchases & Phones
Duplicate export purchases
The Purchase button in Export is now properly blocked after the first click to prevent quick repeated clicks from creating duplicate export purchases.“Has Mobile” and landline exports
Export behavior has been fixed so that when “Has Mobile” is selected:Unpurchased landline phones are no longer exported improperly when only a landline exists.
Export results now better match what users see in Property Profile for phone availability.
Export purchased contact activities
When phones and emails are purchased/unlocked as part of an Export (with phone/email append):Purchased Phone and Purchased Email activities are now created automatically, just as they are when purchased directly from Property Profile.
Export “Has Mobile” confusion (clarification)
When only a landline exists and it was already purchased, that landline may still appear in Primary Phone fields even if “Has Mobile” is selected, which is expected behavior for users who truly want mobile numbers to add mobile‑only fields to their exports instead.
Direct Mail & Brand Center
Direct Mail template previews in Stats
Direct Mail Stats in Purchases History now:Use snapshot preview images captured at the time of each order,
Show the exact template version used for that campaign,
Avoid showing updated versions of a template for older campaigns.
Brand Center fonts validation
Brand Center now validates font values more robustly:Invalid font values (often introduced by browser autofill) can no longer be saved.
This prevents blank screens and other issues when invalid fonts were previously stored.
Public API & Documentation
Public API “Query” parameter
Removed a non‑functional “Query” parameter from Public API/suggestionsdocumentation so it no longer suggests a payload option that isn’t actually supported.MaxDistanceMiles availability
The Public API now reliably returns MaxDistanceMiles (and related MaxDistanceKm) for Nearest criteria so client apps and custom integrations can show accurate farthest‑distance values.MaxDistanceMiles and paging
MaxDistanceMiles is no longer affected by paging or limit parameters:The value now reflects the true farthest property within the Nearest limit, not just the farthest in the current page.
Input schema documentation
API documentation now properly reflects input payloads using the newinput_schemadefinitions:Input vs. output‑only fields are correctly documented.
Previously missing sections—such as purchasing phones and emails—have been restored in the public API docs.
Miscellaneous API doc fixes
Several minor issues in the Public API documentation have been corrected, including extra “Query” text and parameter descriptions that did not match actual behavior.
Account Access & Emails
Deleted members creating new accounts
Users who were removed from their last account can now:See a stable login dialog after sign‑in,
Create a new account or log in with another account,
Export Activities & History
Activities for phones/emails purchased via Export
Export now creates Activities when phones and emails are purchased as part of an export, ensuring history is complete and consistent with direct purchases.
Nearest & Performance
Limit Nearest performance with joins
The Limit Nearest criterion has been optimized to avoid timeouts when combined with:Has Phone / Has Email
Person demographics
Other criteria that require cross‑collection joins
This improves reliability for larger or more complex Nearest‑based searches.
Bankruptcy Details
Bankruptcy contact phones
The Bankruptcy details view in Property Profile now correctly shows:Attorney phone
Trustee phone
when that data is available, formatted as standard phone numbers.
