Overview
AI Discover helps you build lists faster by letting you start with a description instead of manually selecting filters one by one. Inside Discover, Radar AI takes what you type, generates search criteria for you, and gives you a chance to review and refine those criteria before using them in Search.
This is powerful because it combines AI with PropertyRadar’s deep property and owner data, broad search criteria, and hyperlocal search capabilities. Rather than replacing Discover, it helps you get to the right criteria faster.

How AI Discover works
To use AI Discover:
Go to Discover and use the chat on the left toolbar.
Describe the kinds of properties or owners you want to find.
Review the criteria Radar AI generates for your request.
Refine the result by telling Radar AI what you want to change - results will update as your conversation continues.
Once your audience looks right to you, save the list by selecting Make List.
Want to add or update criteria manually? Just select Add Criteria, find the criteria you want to use, and return to your conversation by closing -

AI Discover helps you:

AI Discover is especially useful because Discover includes a wide range of opportunity-focused criteria, including distress-related signals such as Probate, Divorce, Distress Score, Expired Listing signals, and related contact information that can help you identify likely motivated sellers and decision-makers faster.
What AI Discover does not do
It is important to understand what AI Discover does not do:
It does not preserve multiple active AI-generated versions at once. A new request replaces the current AI-generated criteria.
It does not replace the rest of the PropertyRadar workflow. AI Discover helps with finding and defining an audience, while outreach and execution still happen through features like Direct Mail, Email Marketing, and Plays.
It does not eliminate all complexity limits. If a search contains more criteria than can be processed, PropertyRadar may show a message asking you to simplify shapes or reduce polygons.
