Likely Transactions
Likely Transactions in PropertyRadar help you quickly find properties and owners that are more likely to take a specific real estate–related action in the next six months. Likely Transactions scores are powered by data science models that analyze public records, mortgage activity, valuation data, and economic inputs to estimate how likely a future transaction is.
Use Likely Transactions to:
Prioritize outreach to past clients who are more likely to transact soon.
Build targeted marketing lists for new prospects.
Sort and focus large lists so you work the best opportunities first.
What are Likely Transactions?
PropertyRadar uses model-based scores from 0 to 100 that estimate how likely a specific transaction is to occur for a given property or household in approximately the next six months. Higher scores indicate a higher relative likelihood compared to other properties.
PropertyRadar supports four Likely Transaction types:
Likely to List for Sale – how likely a property is to be listed for sale in the next six months.
Likely to Purchase – how likely the current owners are to apply for a new purchase mortgage in the next six months.
Likely to Refinance – how likely the current owners are to refinance their existing mortgage in the next six months.
Likely to Open a HELOC – how likely the current owners are to open a Home Equity Line of Credit (HELOC) or home equity loan in the next six months.
These scores are intended for prioritization, marketing, and targeting use only. They do not guarantee that a transaction will happen.
How Likely Transactions scores work
Score bands
To make scores easier to scan, Likely Transactions also groups scores into descriptive bands:
Very Low: 0–37
Low: 38–48
Medium: 49–60
High: 61–80
Very High: 81–100
Note - if no score is available for a particular model, the value is not shown.
In some places in the app, you will see the numeric score and its band together, for example:
The "as of" date shows when the model last ran for that property.
How often scores are updated
Likely Transactions scores are updated monthly. Updates are ingested and indexed so that scores are refreshed in PropertyRadar within approximately 24 hours of receipt. As new public record and mortgage data becomes available, the scores for a given property can go up or down over time.
Where you see Likely Transactions in PropertyRadar
You can work with Likely Transactions in three main places:
The property profile (Transactions tab)
The property list view (optional columns you can add)
The Criteria sidebar (searching and filtering using scores)
Property profile – Transactions tab
When you open a property profile and go to the Transactions tab, you will see a Likely Transactions panel below Transaction History and above Foreclosures.
For each of the four Likely Transaction types, the panel shows:
The Likely Transaction label (for example, "Likely to List for Sale?").
The current score from 0 to 100.
The band label (Very Low, Low, Medium, High, Very High).
The score date, shown as "(as of MM/DD/YYYY)".
Property list and grid view
In list and grid views, Likely Transactions are available as optional columns you can add using the column chooser. The following columns can be added:
Likely Listing
Likely Purchase
Likely Refi
Likely HELOC
Key details:
None of the Likely Transactions columns are included in standard default column sets; you choose whether to add them.
Each cell shows only the numeric score (0–100) for that Likely Transaction type; if there is no score, the cell is blank.
You can sort by any Likely Transactions column to work the highest-scoring opportunities first.
Searching with Likely Transactions
When you are building or editing a list, you can use Likely Transactions in the Criteria sidebar to filter properties.
In the Criteria sidebar:
There is a Likely Transactions criteria group located below Other Distress and above Mortgage Loans.
Each of the four Likely Transaction types is available as its own numeric range criterion.
Each criterion uses a standard numeric range control with Min and Max fields, accepting values from 0 to 100.
Examples:
To find properties that are very likely to refinance, you might set Likely to Refinance Min = 81 and leave Max empty.
To focus on solid but not extreme opportunities, you might set Likely to List for Sale Min = 60 and Max = 80.
Important behavior when filtering:
If you set only a Max value for a Likely Transaction (for example, Max = 60), properties with no score (null) for that Likely Transaction are not included in the results.
Working with Likely Transactions scores
Here are some practical ways to use Likely Transactions in your business:
Re-engage past clients – Import your past clients, then sort by Likely Refinance or Likely to Purchase to prioritize who to call first.
Build targeted prospect lists – Combine Likely Transactions with other PropertyRadar criteria (such as geography, property type, equity, or ownership length) to create laser-focused marketing lists.
Route leads to the right team member – Use scores and bands to decide which team members get the highest-likelihood leads.
Plan campaigns by transaction type – Run separate campaigns for likely sellers, likely buyers, and likely HELOC prospects, each with tailored messaging.
Remember that Likely Transactions scores are one useful input. For best results, combine them with your own market knowledge and detailed PropertyRadar criteria.

Limitations and best practices
When using Likely Transactions, keep these limitations and guidelines in mind:
Model-based, not guarantees – The scores reflect what the models believe is more or less likely based on available data, not a promise that a transaction will happen.
Directional, not absolute – Use scores to compare and prioritize properties relative to each other, not to predict exact outcomes..
Data changes over time – As new transactions and public records are recorded, scores can change from month to month.
Frequently asked questions
What does a Likely Transactions score of 0 mean?
A Likely Transactions score of 0 means that, based on the current model and data available, the property is very unlikely to experience that specific transaction type in the next six months compared to other properties. It does not mean the transaction is impossible, just that it is at the very low end of the modeled range.
What does it mean if I do not see a score for a property?
If you do not see a Likely Transactions score for a property, it usually means there is no model score available for that property and transaction type. In that case, the model did not return a usable value, and PropertyRadar does not display a score or include that property in criteria based only on a maximum value.
Can I export Likely Transactions scores or use them in integrations?
Likely Transactions scores are available as fields in the public API on the properties endpoint. Export to files, third-party integrations, or webhooks using Likely Transactions is not included in this version.
Do Likely Transactions affect how PropertyRadar ranks or displays other data?
No. Likely Transactions scores are an additional set of fields you can view, sort by, and filter on. They do not change how other PropertyRadar data is stored or ranked.
