You can now ask an AI assistant like Claude or ChatGPT questions about commercial properties and their owners, in plain English, and get answers from PropertyRadar's records. For example: "Which warehouse owners in Dallas County look like they need to sell?" The assistant does the searching, sorting, and first-draft writing for you.
There is no coding and no technical setup beyond a one-time sign-in. If you can type a question into a chat window, you can use this.
How the connection and skill work together:
Think of it like hiring a sharp research assistant. The connection gives them a key to your PropertyRadar account. The commercial skills are their training in how a commercial broker prospects.

What the commercial skills do
As you ask the AI to a task, each skill takes your market and property type and the AI hands back a ranked list, saved to your PropertyRadar account, plus the write-ups you need to start a conversation with each owner. You don't have to name the skill. Just describe what you want, and the right one starts on its own.
Find motivated owners (Distressed Owner Radar)
Finds commercial owners who show signs of financial pressure, ranks them by how pressing it looks, and explains why each one made the list.
What it looks for: unpaid property taxes, liens over $5,000, foreclosure activity, owing more than the building is worth, and life events like bankruptcy, probate, or divorce. You can tell it to skip any of these.
What you get: a prioritized prospect list, a one-page brief on each of the top 10, a scoring spreadsheet, and a ready-to-use call opener, email, and letter for each owner.

Find the real owner behind the LLCs (Hidden Portfolio Owner)
Many investors put each building in its own company to limit liability. This skill connects those companies back to the likely person in control, often through a shared mailing address, and shows what else they own.
What you get: probable portfolios with a confidence level on each, an Owner Intelligence Brief (what they own, what they've been doing, their likely strategy), and a suggested way in: as a seller, buyer, investor, or referral source.
Try saying: "Who really owns these buildings, and what else do they hold?" or "Which owners in Marion County hold several commercial properties?"
Find buildings ready for a new use (Aging Asset Redevelopment)
Finds older, underused buildings whose best use may have changed, such as dated warehouses, tired retail centers, or owner-occupied buildings where the owner could cash out by moving.
What it looks at: building age and size, lot size, zoning, how long the owner has held it, and equity. It also checks the web for zoning, city plans, and nearby development.
What you get: a spreadsheet of the buildings, a redevelopment brief for each high-priority property, and talking points for the owner meeting.

Getting started
You need a PropertyRadar account and a Claude or ChatGPT account. Setup takes about five minutes and you only do it once.
Connect PropertyRadar. In your AI assistant, open Settings, then Connectors, and add a custom connector with this address: https://mcp.propertyradar.com/
Sign in. A PropertyRadar sign-in window opens. Sign in as you normally would. There's no key or code to copy.
Turn it on in your chat. This is the step people miss. Connecting in Settings doesn't switch it on in a conversation. In the chat window, open the connector controls and turn PropertyRadar on.
Start a new chat if PropertyRadar still doesn't respond. A chat only picks up connections that existed when it was opened.
Check that it works. Ask: "Using PropertyRadar, how many commercial properties are in [your ZIP code]?" If you get a number back, you're connected.
Add the Commercial Skills (Claude). Install the PropertyRadar Commercial Skills plugin in Claude. After that, just ask for what you want; the matching skill starts on its own.
Tips for good results
Important: Explore first, then pull. Counts, market breakdowns, and saving a list are free. Pulling individual property records and owner phone numbers or emails uses your plan's record allowance, the same as in PropertyRadar. Ask how many match before you ask for the details.
Start broad, then narrow. Begin with your market and property type, look at the count, then add filters like age, size, or equity until the list feels workable.
Name real places. Use a county, city, or ZIP code. If you name a metro area, the assistant splits it into counties and tells you which ones it used.
You're still the judge. Scores and owner matches help you decide who to call first. They aren't a verdict. Each brief marks what's confirmed, what's a likely guess, and what's unknown. Verify before you reach out.
Be thoughtful with sensitive situations. Owners facing foreclosure, divorce, or probate deserve a helpful, discreet approach. The outreach drafts are written that way; keep them that way when you edit.
Follow your calling and mailing rules. Check Do Not Call status and your brokerage's policies before you dial or text.
Common questions
Is it safe to connect my AI to my PropertyRadar account? Yes. You sign in through PropertyRadar's own sign-in page, so the assistant gets permission to use your account but never sees your password.
Will the AI make things up? Answers come from PropertyRadar's records, not the AI's memory. If an address doesn't match a property, it tells you. Things it infers, like who likely controls a group of LLCs, are labeled as inferences.
Why doesn't it just list every address in the chat? On purpose. A market search returns counts and a breakdown, so you don't use up records you didn't need. When the results look right, save them as a list and work it in PropertyRadar, or ask for the specific records you want.
Can it send my mailers or emails for me? Not yet. Today the assistant finds and saves the list and drafts your outreach. You launch campaigns from PropertyRadar.
