Connect PropertyRadar to ChatGPT in about five minutes so you can search properties, pull owner details, and build lists just by asking. You add PropertyRadar once as a custom MCP server, sign in with your normal PropertyRadar login, and accept the integration terms.
Before you start
A paid ChatGPT plan. Custom MCP servers aren't available on the Free plan or in the mobile apps. Use ChatGPT on the web.
A PropertyRadar account. You sign in with the same email and password you use at propertyradar.com.
The server URL: https://mcp.propertyradar.com/
PropertyRadar isn't listed in ChatGPT's plugin directory yet, so for now you add it yourself as a custom MCP server. Once the listing is approved, you'll be able to find PropertyRadar in the directory and click + to add it.
About developer mode
Developer mode is ChatGPT's setting for connecting apps that aren't in the directory. Whether you need to turn it on depends on your plan:
ChatGPT plan | What to do |
Plus | No setting to change. Add custom MCP server is already in the Plugins page's Add menu (step 2). |
Pro | Turn on developer mode under Settings → Apps → Advanced settings. Pro can use read and fetch tools only. |
Business | A workspace admin or owner turns it on under Workspace settings → Permissions & Roles → Connected Data → Developer mode. Each admin turns it on for themselves. |
Enterprise and Edu | Turn it on under Settings → Apps → Advanced settings. Your admin may need to grant you access first. |
If you don't see Add custom MCP server in step 2, developer mode is probably off for your account. Business, Enterprise and Edu users should ask their ChatGPT workspace admin. See OpenAI's Developer mode help article for the latest details.
Add the PropertyRadar server
Step 1: Open Plugins
In the left sidebar of ChatGPT, click Plugins.
Step 2: Choose Add custom MCP server
At the top right of the Plugins page, click Add.
Click Add custom MCP server.
Step 3: Fill in the server details
Name: type PropertyRadar.
Description (optional): for example, Property and owner data for local lead generation.
Connection: leave Server URL selected and type https://mcp.propertyradar.com/
Authentication: ChatGPT detects OAuth automatically. Leave it, and leave Advanced OAuth settings alone.
Read the warning, then check I understand and want to continue.
Click Create as a plugin.
Step 4: Continue to PropertyRadar
A Connect PropertyRadar window explains what ChatGPT can access. Click Continue to PropertyRadar.
Step 5: Sign in to PropertyRadar
Enter your PropertyRadar email and password.
Check I accept terms of User Agreement.
Click Login.
Step 6: Choose your account and accept the integration terms
Select Account appears only if your login has access to more than one PropertyRadar account. Pick the account ChatGPT should use.
Check all three boxes. They confirm per-record fees for imports, exports, and phone and email appends, how a low balance is handled, and that data is for your own direct marketing.
Click Done.
The fees on this screen are the per-record rates for your subscription. The screenshot below is from an internal account, so it shows $0.0000. Yours will show your plan's rates.
Step 7: You're connected
You return to ChatGPT with a confirmation that your account is connected, and PropertyRadar appears under Installed.
Step 8: Review the PropertyRadar plugin page
Click PropertyRadar under Installed to open its page.
Connected accounts shows the PropertyRadar account you signed in with.
Permission sets when ChatGPT asks before using a PropertyRadar tool. The default, Allow low-risk, runs read-only lookups without asking.
Try in chat starts a new chat with PropertyRadar already selected.
Use PropertyRadar in a chat
Step 9: Ask a question
Start your message with @PropertyRadar, or click Try in chat from step 8. Then ask your question, for example “what search criteria can I use to find properties?”
Step 10: Get your answer
ChatGPT calls PropertyRadar and answers using your account's live data.
Searches that only count matching properties are free. Pulling property records, phones or emails is charged per record at your plan's rates. See the troubleshooting and costs article listed below.
Turning PropertyRadar on in a new chat
PropertyRadar isn't on in every chat automatically. In a new chat:
Click + in the message box.
Under Plugins, click PropertyRadar.
You can also type @PropertyRadar at the start of your message.
Troubleshooting
Problem | What to do |
No Add custom MCP server option | Developer mode is off for your account, or your plan doesn't support custom MCP servers. See About developer mode above, or ask your ChatGPT workspace admin. |
ChatGPT doesn't use PropertyRadar | Start your message with @PropertyRadar, or turn it on from the + menu in that chat. |
Sign-in fails or keeps looping | Open Plugins → PropertyRadar, remove the connected account, then connect again. Make sure you can log in at propertyradar.com with the same email. If it still fails, delete the plugin and add it again with the server URL https://mcp.propertyradar.com/mcp |
Wrong PropertyRadar account connected | Remove the account on the PropertyRadar plugin page, connect again, and pick the right account on the Select Account screen (step 6). |
A tool call fails with a balance error | Your purchases balance is too low. Add funds or set up automatic recharge under Purchases in PropertyRadar. |
