Triggers and Trigger Types

What's a trigger? Simply put, a trigger is how you get data from PropertyRadar to Zapier, and then from Zapier, into your desired app(s).

There are four trigger types:

  1. Export

  2. New Match

  3. Change

  4. New Record

It's important to understand each trigger type so you know:

  • When and where a trigger is (or can) be used

  • What types of data is passed with each trigger type

  • When to use certain triggers to act on events and changes in attributes and circumstances

  • Drive timely and meaningful automations, or update a record without creating a duplicate

1. Export Trigger

The Export trigger type reflects the manual trigger of sending a record, or multiple records, to a Zap. You can Export multiple properties all at once, or you can manually Export a single property record.

When you make a Zap, you map the data fields made available to the fields in your app. That Zap is connected to PropertyRadar, and it becomes available as an option in an "Export to Zapier" menu.

For example, you make a Zap connecting PropertyRadar to Google Contacts. You name the Zap and Zap Trigger Name "Zap to Google Contacts".

Back in PropertyRadar, that Zap is now available as an option from any of the Export to Zapier options. 

Multiple Export (Manage Menu)

Multiple Export lets you manually select multiple properties and export to Zapier using the Zap Trigger Name you established.

Use Multiple Export to get all the properties already in a Dynamic List exported to Zapier. Export to Zapier allows you to manually select and send multiple properties to Zapier from any list view. (This includes saved Lists, Lookup results, and Discover.) 

Click on the Manage tool (*) on the toolbar and click Export to Zapier.

From a list view, either select the specific properties you are interested in (Shift/Cmd-Click to highlight multiple) or select none to include the whole list.

Then go to Manage -> Export -> Export to Zapier.  

Select your Destination Zap from the dropdown list and press continue.

Note: If you have no Zaps created in Zapier, there will be no options in this dropdown.  

Single Export (Share Menu)

A Single Export uses the same Zap, but instead of multiple properties, it's just a single property. This lets you send a single property to your Zap from the Discover map, or from a Property & Owner Profile.

From the Property & Owner Profile, click the Share button on the top right and select Export to Zapier from the dropdown menu. Follow the steps in the Export to Zapier dialog to complete.

2. New Match Trigger

The New Match trigger type is specific to lists. There are two list types:

  1. Dynamic Lists are built upon criteria. Properties are automatically added and removed from a Dynamic List based on whether a property matches that criteria. Dynamic Lists are identified by the lightning bolt in the upper left corner of the List Card.

  2. Static Lists are lists created by you. Properties are manually added to Static Lists using the various Add to List functions in List View and on Property & Owner Profiles. Static lists DO NOT have the lightning bolt in the upper left of the List Card.

A New Match trigger happens when the following conditions are present:

(a) The New Match box is enabled in the Triggers settings in list Automations.

(b) A new match event occurs based on one of two scenarios:

  1. Dynamic List - A property is added automatically to a Dynamic List because that property now meets and "matches" the criteria that Dynamic List is based on. 

  2. Static List - A property is manually added to a Static List. 

3. Change Trigger

The Change trigger type is specific to lists and listens for "changes" in the data about the property and owner. 

Changes that can be important, and actionable, include the mailing address, equity, listed for sale, open loans, auction details, and many more. We provide over 50 data fields to "listen" for changes.

A Change trigger happens when the following conditions are present:

(a) The "Status Changes" box is enabled in the Triggers settings in list Automations Settings

(b) There is a change to one or more (up to 3) of the 50+ Change Types we track and make available.

When making your Zap, we pass the changes in the fields "Change 1, Change 2, and Change 3".

For example:

Change 1:     Listing Type:Market:ShortSale   

Here, the string 'Listing Type:Market:ShortSale' tells you the change is specific to Listing Type. It WAS 'Market' and the CHANGE is that it is NOW 'Short Sale'.

The payload of the change uses colons and can be parsed using Zapier's Multi-Step Zaps along with Filters and Formatters.


4. New Record Trigger

New records can include events such as a new listing, NOD, a market flip, or a new cash-out loan. 

In some instances, New Records can carry an Attribute of data along with a payload. This is called New Record Attribute. 

For example:

Trigger: 'New Record'

New Record Type: 'New Listing'

New Record Attribute: 'List Price:335000' where the 'List Price' is the Attribute name and (separated by a colon) 335000 is the payload.

Using Zapier's Multi-Step Zaps along with Filters and Formatters lets you "operate" on Attributes with conditions or perform certain actions. 

For example, in the string "List Price:335000" and using Filter, you can automatically decide that if the payload integer value is over 300000, then give that a record specific tag in your CRM, such as "Hot Lead". 

Or, if the integer value that follows the ":" in the string "List Price:335000" is less than 500000, ignore this task and do nothing.
