Exploring Markets to Find Deals and Customers

Visualize key insights and trends

Discover helps you process vast amounts of data. Within Discover, you can Explore an area to take advantage of your natural ability to recognize patterns visually. Using the Map View, display the location where you want to Explore new markets, and find fresh ideas to look at your current market in a new way.

After you open Discover from the Main menu, click the Explore button to display the Heatmap, Boundary, and GPS Tracks functions. This combined view helps you visualize your market:

Explore Feature in Discover Uses Map or Split View

The Viewing and Managing Properties in a List video provides a bit of information about Heatmaps and Boundaries.

The sections below provide detailed information on the Explore features:

Heatmaps

When you select a Heatmap option, the information for that selection is shown visually in the Map and Split Views. Heatmap layers can help you validate that certain attributes and/or characteristics are present, or not, in a specific location.

  1. In the Discover window, click Explore.

  2. Select the Heatmap checkbox to display Heatmap options.

  3. Click the Heatmap menu, and select the option you want layered on the map. Scroll through the available options from the Heatmap menu, which include:
    Property
    - Property Type
    - Square Footage
    - Year Built
    - Flood Zone
    - Flood Risk
    Value
    - Est. Value
    - Est. Equity
    - Assd. Value
    - Debt
    - Est. Value/Sq Ft
    - Assd. To Est. Value
    - Est. Tax Rate
    Transactions
    - Years Owned (Turnover)
    - Sales
    - For Sale
    - Foreclosures
    Owner
    - Ownership
    - Vacancy
    - Ownership Type
    - Owner Age
    - Owner Gender
    - Children Present
    - Owner Education
    - Owner Income

    When you select a Heatmap from the menu, the criteria name and definition change to your selected criteria, as well as the legend definitions, below the Opacity slider.

  4. Move the Opacity selector to make the layer darker or lighter transparency on the map.

  5. You can click an Add Criteria button to add the specific selection to your Search Criteria. (see image above)

The Map View displays the results of your selections so you can better understand the identified market.

Boundary

You can draw distinct lines around a selected Boundary using Explore.

  1. Using the Map or Split View in the Discover window, click Explore.

  2. Select the Boundary checkbox.

  3. Select Boundary you want shown. Available selections from the menu include:
    - Municipalities
    - Zip Codes
    - Counties
    - Tracts
    - Block Groups
    - Flood Zones
    - Congressional (116th)

After selecting a new Boundary, the Map View is updated.

GPS Tracks

After recording GPS Tracks on your PropertyRadar Mobile app, the Tracks are automatically downloaded when you next open the PropertyRadar web app. You can view and use GPS Tracks in the Explore feature, in Discover. Using Explore in the Discover window, you can select the GPS Tracks checkbox to view previously recorded tracks.

Using the GPS Tracks feature you can do the following:

View by Options

There are different options in View By that affect how the GPS Tracks feature is displayed. Select either Member or Date to change how the Map Legend and Tracks sections display your GPS Tracks.

Member

  • Click the Member button in the View By section to view route/track coverage by member name. Team accounts allow you to have a number of members.

  • Select the Member(s) menu to choose the account(s) you want to view and edit in the in the Map Legend and list of Tracks.

  • Click the calendar to choose a date option from the available menu items.

Date

  • Select the Date button in the View By section to see the Map Legend and list of Tracks according to the date and time they were recorded.

  • Select the Member(s) menu to choose the account(s) you want to view and edit in the in the Map Legend and list of Tracks.

  • Click the calendar to choose a date option from the available menu items.

View Member Tracks

  • Using either the Member or Date View by option, you can zoom in on a recorded track in the map by clicking on a specific track from the list.

Edit a Track

You can edit a track, if you need to trim off your route at the beginning and/or end.

  1. From the list of Tracks, below the Map Legend, click the Edit button for the Track you want trim.
    The Map dims with a popup overlay to show where you trim a route:

  2. Move the Start Point and/or End Point sliders to begin or end your route at different point(s).

  3. Click Save Edit to change your Track permanently. Or, click Close Edit Feature to close the Edit window overlay without saving any changes.

Delete a Track

If you no longer need a track, or it was recorded by accident, you may want to delete a track.

  1. Click the red delete circle for the specific track you want to permanently delete.
    The Delete Track popup requires confirmation that deleting a track cannot be undone.

  2. Click Delete to permanently remove the track. Or click Cancel to close the popup without deleting the track.

Using Map Tools

Hyperlocal marketing starts with identifying a location in Explore. The Map View provides the map tools. You can use these map tools to focus on a specific location:

  • Move map to location: click to type a location in the text box where you want to move on the map.

  • Zoom In: click to get a closer view of the property map.

  • Zoom Out: click to get a more distant view of the property map.

  • Map Views: click to select an option: 1) Street View; a graphical map showing roads, waterways, and other geographic features. 2) Aerial View; a map featuring satellite imagery and labels for roads, cities, and other features. 3) Terrain View; a map featuring topographic contour lines and terrain shading. 4) Structures View; a map featuring building structure outlines.

  • Streetside/Aerial Map View: click to change the type of map displayed.

  • Manual Zoom/AutoZoom: click to enable or disable autozoom. To disable autozoom, click the pin icon initially to keep your map in place, so that PropertyRadar won't automatically zoom in or out after you select different search criteria. Click the pin icon again to enable autozoom.

  • Current Location: click to move the map to your current device location.

  • Measure: click to view distances on the map by selecting different points from which to measure.

  • Draw Criteria: click to select a shape to draw exactly where you want to search in the map. You can select from the following options to draw:


    Draw Polygon: select to draw exactly where you want your location. By clicking in the Map View, you can drop as many points as you need in the map, where you want to polygon to be drawn. You must click on the starting point to close the polygon.
    Draw Rectangle: select to draw a rectangle where you click and drag your mouse.
    Draw Circle (Radius): select to draw a circle in the Map View. Your initial drop point will be at the center of your circle, then drag your mouse to enlarge the circle.
    Entire Map: click to use the current Map View as your location search criteria.

    After drawing in the map, you can click Done to accept your Draw Criteria; or click Remove to delete this Draw Criteria.

If you are using your map tools in a List view, slightly different tools are provided in your map.
