What are Direct Mail Statistics?

Direct Mail statistics in PropertyRadar are metrics that track the entire delivery lifecycle of each postcard you send— from scheduling through delivery, with detailed statuses and timestamps for each stage. These stats help users:

  • Instantly see how campaigns are performing, with visibility into delivery, undeliverable mail, and more

  • Identify and troubleshoot delivery problems using granular status and reason codes (like “vacant” or “insufficient address”)

  • Compare results across campaigns or templates to find what works best

  • Measure return on marketing investment and demonstrate campaign value for clients or team members

Accessing Direct Mail Statistics in the App

You can easily track the performance of your Direct Mail campaigns across your account or for individual orders.

View Overall Direct Mail Stats

To see a high-level summary of all your Direct Mail activity:

  1. Go to Account Settings.

  2. Scroll down to the Direct Mail Settings section, which shows aggregated data across all orders.

View Order-Specific Direct Mail Stats

For detailed insights into a specific order:

  1. Click Purchase History under the Direct Mail Settings section.

  2. Select an order to open the Direct Mail Statistics page.
    Here, you’ll see the postcard design, detailed delivery stats, and full order details.

Track Activity for Individual Leads

Every mail-related event is also logged in the Activities section of a lead’s Property Profile.
You’ll see real-time updates as mail moves through the process—along with any issues.

Direct Mail Stat Definitions

Here’s a breakdown of the key metrics you'll see when reviewing your direct mail outreach:

In Transit

The first time USPS scans the postcard as it moves through the mail system. While it marks the beginning of USPS tracking, this scan may occur after the postcard has already started its journey.

Note: This event reflects the first scan by USPS, which may not be at the actual starting point of transit as the scanning process at different facilities can vary.

Mail Delivered

The mail piece is on the final leg of transit with USPS and expected to be delivered that day.

Note: Note that is based on the last scan by USPS, if there are delivery issues those would be identified in a subsequent status update.

Mail Forwarded

USPS forwarded mail to a new address (if recipient has moved)

Note: The address that the postcard is forwarded to will be displayed in the Activiies section of the contact’s Property Profile.

Mail Undelivered

Mail could not be delivered and was returned. Reason codes for undelivered mail are displayed in the Activities section of the Property Profile.

Note: In some cases, a piece of mail may first appear as Delivered (when it is out for delivery) but later be marked as Undelivered if USPS was ultimately unable to complete the delivery.

Undelivered Reason Codes

When a piece of mail can’t be delivered, you’ll see a reason code in the contact's Activity log. Common codes include:

  • Hygiene Bad - Incomplete or incorrect address, will likely prevent production of mail piece.

  • Attempted – Not Known: The address on the mail piece is correct, but the person that the piece was addressed to does not reside there.

  • In Dispute: Delivery is blocked due to a mailing dispute

  • PO Box has been closed - The recipient's PO Box has been closed, and no forwarding address is available.

  • Insufficient Address: The address was not complete enough to be delivered.

  • Illegible: The address was not readable enough to be delivered.

  • No Mail Receptacle: The addressee has failed to provide a receptacle to receive mail.

  • No Such Street Number - The street number is unknown and the correct number is not known.

  • No Such Street Name - The street listed in the address is unknown and the correct street is unknown.

  • Deceased: The person that the mail piece was addressed to is deceased and the mail is not properly deliverable to another person.

  • Not Deliverable As Addressed - The address on the mail piece is not a valid delivery address.

  • Refused: Delivery was refused by the recipient

  • Unclaimed: No one picked up the mail piece from the post office after notices were left.

  • Vacant: The address on the mail piece was unoccupied and no forwarding information was available.

  • Temporary change of address, no new address - The recipient filed a temporary change of address, but USPS does not currently have a new forwarding address on file.
